
Director’s Post: Looking Forward to the Year Ahead
May the year ahead continue to bring lower interest rate reductions helping us all in our day to day, as well as future planning! The change in cycle has been a long time coming and we certainly hope it will play its part in relieving economic pressures both in our business, as well as our personal lives.
One of the ways in which TKI has previously assisted their client base was through arranging finance, working in tandem with clients and a reputable registered credit provider.
Growth Funding Finance: TKI has previously assisted customers with facilitating the necessary details needed to arrange working capital finance to assist in projects. Either through complete fit-out packages, or alternatively in-part i.e. loose furniture.
By easing cashflow and giving projects needed flexibility, this often averts the need to cut-corners on budget and unnecessary short-cuts which can cost more in the medium/long term.

Churn, Refurbishment, White boxing, Reinstatement: TKI has its own internal construction team to deal with the day-to-day changes (often referred to as churn) in which space(s) need to be adapted to changes in the business – be it medium or long-term.
Requirement for a new office/meeting room, expansion or contraction, in which spaces are utilised, we will help assist re-optimise to meet the challenges within.
The above may include the need to review and upgrade furniture! To gain more seats or to allow for further collaboration within. Creating new touch-down areas (i.e. social space, lounge area, interactive meeting points).
Today, we see more and more reduction in the need for storage space as companies have benefited from Cloud use and become more intelligent with how they store their information records.
Create spaces that are agile and flexible enough to evolve with the changing demands of the workforce and our ever-changing technology needs.
‘White Boxing’, a term used to describe the process of clearing a space during a landlord-to-tenant handover for their own dedicated fit-out. TKI are well-versed in taking the headache away for both landlord and tenant alike.
‘Reinstatement’, means to return to the original condition clause, at the end of a lease in which the space needs to be restored as was, or made good by the tenant for handover to the landlord.
Building Maintenance: TKI offers an option for month-to-month (retainer based) general building maintenance offering (no contract) to assist customers and landlords alike with the upkeep of their premises.
This will include an agreed upfront checklist of items to monitor, which can be updated as we go. A monthly check within the premises for items such as:
- Lighting.
- Marked carpets.
- Damaged ceiling tiles.
- Walls that need to be repainted.
- Replacing locks/keys to doors/storage units.
- Bathroom fixtures that have come loose/been damaged.
- Cracked glass.
- Broken blinds.
- Damaged desk-based screens.
- Chairs/soft seating that need re-upholstery and repair work.
- General cleaning services.
- Plumbing/electrical issues.
- Parking updates.
Turnkey Joinery: Today our factory (2060m2) based in Kyalami has steadily grown into a 25-person company, equipped with a full spray booth, cutting and edging department and five dedicated assembly and manufacturing stations, as well as an external on-site installation team.
Originating 18-years ago to purposely assist its parent company, Turnkey Interiors, with its bespoke joinery requirements, be it furniture and/or shopfitting.
Typically, our corporate client base are looking to stand-out with their own custom made items to front of house areas such as reception and the boardroom, as well as the common areas including pause, collaboration, and the canteen. Over and above, a need to produce multiples of common furniture i.e. desking, storage units and drawers.
Retail and Social spaces require specialised shopfitting, purpose made for the space, with branding requirements.
The joinery business offers flexibility and has brought with it a competitive advantage to suit. At Turnkey Joinery, we offer a wide range of products crafted from diverse materials such as:

Commercial projects: Although we specialise in office and call-centre design and fit-out, we are often called in to assist with commercial project work previously including the likes of:
- Libraries for the likes of University of Johannesburg.
- Warehouse improvements including mezzanine floors.
- Retail projects, be it singular one-off design and build as well as multi branch roll-out.
- A training and service kitchen.
- Mixed-use building development; apartments, retail space along with social space, i.e. coffee shop, restaurant/bar.
- Student accommodation.
- Vehicle dealership with workshop, wash bay and large carport cover.
Heritage project work: TKI has also been working alongside the Heritage Council with the refurbishment of a building in Parktown. This work encompassed the appointment by our client to carefully plan and overhaul an existing building, restoring it to its former state (Miller House Project).
Sustainability: Is a social responsibility that many individuals and companies are dealing with. Turnkey Interiors are now looking to advance this to the next level, by road-mapping their Environment, Social and Governance planning for the short, medium and long-term evaluation. We will have a formal strategy and scorecard in place by the end of the 1st quarter 2025, from which to value engineer.
